How much will it cost

Our charges comprise of the fee which you pay to us for the work which we do, to which VAT is added at the current rate and necessary disbursements which we expend on your behalf.

We do not pay referral fees to estate agents for recommending us to potential clients

Our charges

We anticipate our fee for selling a freehold or leasehold house or bungalow (other than one in respect of which service charges are payable to a Landlord or managing agent) will be between £495.00 and £895.00 plus Vat depending upon time spent calculated at £125.00 per hour plus Vat. The more unusual the property the more work is likely to be involved and the greater our fee is likely to be. If the property is subject to a service charge our time spent in corresponding with the landlord and or management company and in providing the Buyers solicitors with the requisite management information will be charged at the rate of £125.00 per hour plus Vat within the above anticipated range.

Our fee for selling a leasehold flat will be between £695.00 and £1295.00 plus Vat depending upon time spent. It is difficult with flats to predict what time is likely to be involved. Whether the flat is purpose built or a conversion, whether the management arrangements in the Lease comply with the requirements of mortgage lenders, whether the Buyer is to take a share in the Landlord company and/or the management company and whether or not the Buyer is required to enter into a Deed of Covenant direct with the Landlord and/or Management Company are, for example, all contributing factors

We will always give you a ‘bespoke’ costs estimate at the beginning of the transaction and will advise you immediately if and when, as a consequence of issues which we could not reasonably have anticipated, it appears that our estimate will be exceeded

Payments to others

A disbursement of £6.00 for each Office Copy of the Entries in the Registers maintained at HM Land Registry may need to be made in connection with your sale. If we need to obtain an Office Copy of individual documents from the Land Registry, each item will cost £3.00. If we need to make an Index Map Search of the property at HM Land Registry the Registry will charge £4.00 for it. The Landlord/or Management Company may charge for providing information. We will advise you of these charges as soon as we become aware of them.

For each payment from our Bank by CHAPS transfer, for example to pay off your mortgage or to remit the net proceeds of sale to your account, our bank charges us and we will charge you £16.00. There is no charge for a three day BACS bank transfer

Our service to you includes

  • Taking your instructions and giving you initial advice including ascertaining your requirements as to time-scale
  • Sending to you a Property Information Form (together with a Leasehold Information Form if the property is a flat) and Fixtures and Fittings Form prescribed by the Law Society and assisting with the completion of them.
  • Obtaining from the Land Registry an Official Copy of the Register Entries to your title and requesting the deeds from your mortgage lender.
  • Preparing and sending the Contract documentation to the Buyer’s Solicitors and, in order to estimate for you the length of time the sale is likely to take, asking them whether or not the Buyer is dependent upon a sale, and/or mortgage finance and whether or not the Buyer’s solicitors is in receipt of Mortgage Instructions
  • Ascertaining from the person or company to whom any ground rent or rentcharge is payable whether or not it has been paid to date and what fees will become payable by your Buyer once the sale has been completed. Communicating this information to the solicitors acting for your Buyer
  • Liaising with your estate agents throughout
  • Receiving the Buyer’s Solicitors Enquiries Before Contract and assisting you in answering them.
  • Receiving the Buyer’s Solicitors draft Transfer deed and approving it and answering their Requisitions on Title
  • Attending you on the signature of the Contract and Transfer deed and agreeing a completion date with you
  • Exchanging Contracts
  • Obtaining a repayment statement from your mortgage lender and an invoice from your estate agents for their commission. Preparing and submitting to you a Completion Statement for your approval in advance of completion
  • Completing the sale, paying off your mortgage, paying your estate agent and remitting the agreed net proceeds of sale to you or as you direct

How long will my house sale take?

This will depend on a number of factors. There is no “normal”.  On average, the process takes between 8 and 16 weeks, but this fluctuates with market conditions and depends on the number of parties in the chain, whether or not the parties in the chain require a mortgage and whether or not your sale is dependent upon your purchase.

Our fee for buying a ‘second hand’ freehold or leasehold house or bungalow (other than one in respect of which service charges are payable to a Landlord or managing agent) will be between £550.00 and £895.00 plus Vat depending upon the price being paid and time spent calculated at £125.00 per hour plus Vat. The more unusual the property the more work is likely to be involved and the greater our fee is likely to be. If the property is subject to a service charge our time spent in corresponding with the landlord and or management company and in obtaining and considering the requisite management information and satisfying the Landlord’s and/or Management Company’s requirements will be charged at the rate of £125.00 per hour plus Vat

Our fee for buying a leasehold flat will be between £695.00 and £1495.00 plus Vat depending upon time spent. It is difficult with flats to predict what time is likely to be involved. Whether the flat is purpose built or a conversion, whether the management arrangements in the Lease comply with the requirements of mortgage lenders, whether you are to take a share in the Landlord company and/or the management company and whether or not you are required to enter into a Deed of Covenant direct with the Landlord and/or Management Company are, for example, all contributing factors

Our fee will increase by £200.00 plus Vat for buying a new property from a developer, to include making sure that the infrastructure agreements are in place and have been complied with and ensuring that a warranty is given to satisfy the Council of Mortgage Lenders

Payments to others

Pre exchange search fees: for example, Local land charges search, environmental search, mining search, drainage and water search Energy & Infrastructure Search. Which searches are required and the cost of them will depend upon the location of the property and range from £250.00 to £395.00.

Pre-completion search fees will be £3.00 per Land Registry title and £2.00 for each named Buyer

Stamp Duty : The amount of the Stamp Duty Land Tax ( or Land Transaction Tax if the property is in Wales) depends on the purchase price of your property. You can calculate the amount you will need to pay by using HMRC’s website /or, if the property is in Wales by using the Welsh Revenue Authority’s website. https://beta.gov.wales/land-transaction-tax-calculator

Land Registry registration fee : You can calculate the Land Registry fee payable by using the Land Registry’s website https://www.gov.uk/guidance/hm-land-registry-registration-services-fees

We will always tell you at the beginning of the transaction the amount of the search fees, the Land Registry fees and the Stamp Duty Land Tax (or Land Transaction Tax if the property is in Wales)which will be payable

CHAPS bank transfer charges : For each payment from our Bank by CHAPS transfer, for example to send off the purchase monies to the Seller’s solicitors on the day of completion our bank charges us and we will charge you £16.00

Landlord/Management Company charges :- The Landlord/or Management Company may make a charge for providing information and for receiving, receipting and returning to us a notice of transfer and/or mortgage. We will advise you of these charges as soon as we become aware of them.

The precise stages involved in the purchase of a residential property vary according to the circumstances. However, below we have suggested some key stages that you may wish to include:

  • Take your instructions and give you initial advice, particularly as to whether or not Stamp Duty Land Tax (Land Transaction Tax if the property is in Wales) and any surcharge is payable
  • Ascertain whether your finances are in place to fund your purchase and arrange for you to complete a Source of Funds questionnaire
  • Request the Contract documentation from the Seller’s solicitors and ask them whether the Seller is dependent upon an onward purchase
  • Receive and thoroughly consider the Contract documentation
  • Carry out searches
  • Make any necessary enquiries of the seller’s solicitor
  • Report to you and give you advice upon all documents and information received
  • If the property is being bought in joint names, discuss with you the basis on which it should be held by you to meet your situation and specific requirements
  • Draft the Transfer deed and send it to the Seller’s solicitors for their approval together with Completion Information and Requisitions on Title
  • Make pre-completion searches
  • Prepare for you the Stamp Duty Land Tax Return (or the Land Transaction Return if the property is in Wales)
  • Attend you on the signature of the Contract, Transfer deed, mortgage and Stamp Duty Land Tax Return (or Land Transaction Tax if the property is in Wales)
  • Agree a completion date
  • Exchange contracts and notify you that this has happened
  • Submit our Certificate of Title to your mortgage lender in order to obtain the payment to us of the mortgage advance in time for completion
  • Send you a Completion Statement and our invoice for your approval and make arrangements for you to send us the balance required to complete
  • Complete your purchase
  • Pay the Stamp Duty Land Tax (or Land Transaction Tax if the property is in Wales)
  • Send to the Landlord and/or Management Company notice of the transfer of the property to you and of any mortgage of it in order to satisfy the requirements of your mortgage lender, any required Deed of Covenant and (if you are to become a shareholder in the Landlord and/or Management Company) the necessary documentation to procure the issue of a Share Certificate in your name
  • Apply to the Land Registry for the registration of you as the new owner of the property

The cost

Our charges will be £395.00 plus VAT plus any necessary search and Land Registry fees which will vary according to the amount secured.

Once the Lender’s mortgage instructions have been received, and dependant on their requirements, on average, your re-mortgage process may take between 2 and 4 weeks.
